Answers to common questions about our drainage services

How quickly can you respond to an emergency callout?
We aim to respond to emergency drainage callouts promptly across Dundee and the surrounding areas, with urgent jobs prioritised. Our team operates around the clock, so help is available whenever you need it, day or night.
Do you charge a call-out fee?
No, we do not charge a call-out fee. You only pay for the work that is carried out. We provide a clear quote before starting any job, so there are no unexpected costs.
What locations do you cover?
We provide drainage services throughout Dundee and the surrounding areas, including Broughty Ferry, Monifieth, Carnoustie, Arbroath, Forfar, Perth, Newport-on-Tay, and Tayport. See all locations we cover.
What payment methods do you accept?
We accept cash, debit and credit card payments, and bank transfers. Payment is typically collected upon completion of the work.
Can you help with commercial drainage problems?
Yes, we offer drainage services for both residential and commercial properties. Whether you manage a shop, office, restaurant, or industrial premises, we can assist with blockages, repairs, and maintenance including commercial drain jetting.
What is a CCTV drain survey and when is it needed?
A CCTV drain survey uses a small camera to inspect the inside of your drainage pipes. It is useful for diagnosing recurring blockages, identifying damage or cracks, and providing a clear picture of the condition of your drains before purchasing a property. We also offer specialist pre-purchase drain surveys for homebuyers.
How can I prevent blocked drains?
Avoid pouring cooking oils and fats down the sink, use drain guards to catch hair and debris, and dispose of items like wet wipes and sanitary products in the bin rather than flushing them. Regular maintenance including drain jetting can also help keep your drains clear. Read our guide to preventing kitchen drain blockages for more tips.
Are your engineers qualified and insured?
Yes, all our engineers are fully trained and experienced in drainage work. We are also fully insured, giving you peace of mind that your property is protected while we carry out the work. Learn more about our team.
Who is responsible for a blocked drain outside my property?
In general, you are responsible for the private drains within your own property boundary, and Scottish Water is responsible for the public sewer network beyond it. Where the boundary actually falls is not always obvious from the surface — a CCTV drain survey is the fastest way to establish exactly where a defect sits before committing to any blocked drain work.
Who is responsible for a blocked shared sewer?
For a drain or sewer shared between neighbouring properties, responsibility is typically shared among everyone connected to it, up to the point it joins the public network. Where a run serves only one property instead, it is usually that owner's sole responsibility. We cover Fife locations across the Tay including Wormit, Newport-on-Tay and Tayport.
Is a blocked drain the tenant's or the landlord's responsibility?
As a general rule, a landlord is responsible for keeping the drainage serving a rented property in working order, while a tenant is responsible for not causing a blockage — for example by pouring fat down a kitchen sink — and for reporting problems promptly. If you are unsure who should arrange the callout, get in touch online and we can advise once we know the details.
Why does my bathroom smell like sewage?
A sewage smell in a bathroom usually means either a dry U-bend that has let sewer gas back into the room, or a partial blockage where waste is decomposing further down the pipe. Running a tap or flushing a rarely-used fixture often resolves a dry trap; a smell that persists after that points to a genuine blocked drain. See our guide to the warning signs of a blocked drain for the other symptoms to watch for.
Why does my shower or bath drain smell?
A rotten-egg smell from a shower or bath drain is typically trapped hair, soap scum and skin cells decomposing in the trap or the pipework just below it. It is one of the most common early warning signs of a developing blockage. If clearing visible debris from the plughole does not fix it, the buildup is further down the pipe than you can reach — see our warning signs of a blocked drain guide, or request a quote online for a proper clearance.
